Like +1/+2/+3 Weapons, +1/+2/+3 Armor is a great item for any adventurer using armor to pick up to get a nice little bump to their character sheet.
The rarity of each modifier is one higher than their weapon counterparts, making magical armor generally harder to find than magical weapons.
Bonuses to AC tend to stack up quickly- early +1 armor on a Paladin or Bladesinger can lead to a lot of frustrations with lower CR monsters having a near-impossible time landing attacks on these characters.
Some AC improving features specify they only work on non-magical armor, such as Forge Domain’s Blessing of the Forge. These features don’t work on +1/+2/+3 Armor.
